OBJECTIVE

To receive City Council approval of Final Tract Map No. TR 18117 and a Subdivision Improvement Agreement with Buaro Partners, LLC., for the property located on the west side of Buaro Street, south of Chapman Avenue, between Jentges Avenue and Twintree Avenue at 12111 Buaro Street, Garden Grove.

BACKGROUND

On September 21, 2017, pursuant to Planning Commission Resolution No. 5897-17, the applicant, Buaro Partners, LLC., received approval of Site Plan No. SP-041-2017 and Tentative Tract Map No. TT-18117.  A copy of Planning Commission Resolution No. 5897-17 is attached. 

DISCUSSION

The Tract Map is a subdivision of one (1) numbered lot located on the west side of Buaro Street between Jentges Avenue and Twintree Avenue, at 12111 Buaro Street, Garden Grove.  The applicant is proposing to construct 17 residential townhouse units in two buildings on 0.987 acres. Easements for a public utility, vehicle access, domestic water and appurtenances have been dedicated.   The Subdivision Improvement Agreement requires the posting of Subdivision Improvement Bonds to ensure completion of the improvement of street, sewer, water, drainage, related onsite improvements, and survey monumentation.  Staff has reviewed all the subdivision documentation mandated by City ordinances and the Subdivision Map Act and finds this map to be in compliance.

FINANCIAL IMPACT

There is no impact to the General Fund.
RECOMMENDATION

It is recommended that the City Council:

 

  • Approve Final Tract Map No. TR 18117 and the Subdivision Improvement Agreement with Buaro Partners, LLC., for the property located at 12111 Buaro Street, Garden Grove;

 

  • Accept the Subdivision Improvement Bonds; and

 

  • Authorize the City Manager to sign the Subdivision Improvement Agreement on behalf of the City, and make minor modifications as appropriate.
